Proposed Mixed-Use Housing Project on Route 13 in Cortlandville Not Selected For State Funding

A mixed-use housing development slated for 968 Route 13 in the Town of Cortlandville next to Country Max, was not selected by the New York State Housing and Community Renewal (NYSHCR). In a letter provided to the Town of Cortlandville Planning Board from EP Land Services LLC. The company informed the town of the denial in funding for this year.

Reagan Development, the company leading the mixed-use development project, had submitted for funding through the NYSHCR back in December of 2023. A decision was made in March of this year informing the company this project would not receive funding.

NYSHCR ended up selecting two other projects Reagan Development had, it was noted NYSHCR does not award funding to more than two projects to one development company. That policy led to the project at 968 Route 13 not being selected by default.

In the letter to the town though, it was noted that Reagan Development plans to resubmit their funding request this fall, which is the next open period to submit for reviews. Notification on funding will not be made available until at least Spring of next year and construction (if awarded) not to begin until Fall of 2025.

Reagan Development is asking the Town of Cortlandville Planning Board to extend all approvals for the project through December of 2025.

The company gained approval for construction of a four-story mixed-use building that would include both residential and commercial space. The property would also include recreation space, and a playground. Total footage for the building would be 86,544 square feet, or 21,636 sf per floor. In total, there would be 68 multi-family units and 6.278 sf of commercial space. Access to the building would be shared by the entrance to Country Max currently.

The Town of Cortlandville Planning Board is expected to review the letter and possibly vote on the requested extension of approvals during their May 7th meeting.
