Cortlandville Planning Board Meeting Tonight has a Busy Agenda

Tonight’s Cortlandville Planning Board meeting at 6:30pm at the Raymond G. Thorpe Municipal Building has quite an agenda from subdivisions to conditional permits.

One of the largest projects to take part in tonight’s meeting will be with Larry Reagan of Reagan Development who plans on introducing a new mixed use development of residential and commercial.

It will be a scaled down version of what Reagan Development originally proposed earlier this year adjacent to JM Murray on Route 13. Some of the adjustments of the project are being at a new address, and now one singular building. The new proposed address is now located at 978 NYS Route 13 in Cortlandville, between Country Max and United Auto Supply.

The proposed singular building would be 4-stories tall and include both residential and commercial space. The property would also include recreation space, and a playground. Total footage for the building would be 86,544 square feet, or 21,636 sf per floor. In total, there would be 68 multi-family units and 6,278 sf of commercial space.

Access to the building would be shared by the entrance to Country Max currently.


Another item on the agenda is an application for approval to subdivide the Grand Union Store from the current plaza it is in so it will be on its own land parcel.

The reason why the property is being requested to be subdivided was not listed in the application.


The most notable item on the agenda is the potential return of Pizza Hut to the Cortland area. Unlike the old store that was on Route 13 next to Dovi Motors this new Pizza Hut would be take-out only with no dine in option.

The new location would be at 1099 NY-222 next to M&T bank in the former Jazzercise building (blue roof). Plans are to be submitted to renovate the building to fit the needs of the new Pizza Hut which will be owned by franchisee Tasty Hut, LLC of Los Angeles, CA.
