City Planning Commission Gives Final Green Light For Construction of 3 New Single-Family Owner Occupied Homes

During Monday evenings City of Cortland Planning Commission meeting, the commission gave the final green light for the construction of 3 new single-family owner occupied homes that’ll be located on Bartlett and Commando Ave. in the City of Cortland.

Developer, Vince Fragnoli, was given the approval for a subdivision of the lot as well as site plan during Monday’s meeting with contingencies by the commission. Those included: ensuring the demolition of a property of his on East Ave. is completed with the building permits obtained by this Wednesday, creating a 10 foot fence buffer for the planned house along the railroad, his remaining property inspections are completed and passed (Fragnoli added there are not any major violations), sidewalks installed at each residence, and fixing up his property at 5 Commando Ave. with exterior improvements for the siding of the residence.

The three single-family homes would total 900 square feet per house. The homes would be 2-story with 2 bedrooms and 2 bathrooms. Potential buyers would have an option to add a breezeway or garage if they desired. Fragnoli hopes to sell the houses prior to their construction to better meet the wants of the homeowner prior to construction.

Fragnoli was granted variances for the project during the Zoning Board of Appeals meeting on June 23rd.

Overall, the Planning Commission had no issues with the project other than the contingencies listed above. The commission agreed the City of Cortland does need housing and this would be a good project for the neighborhood.
