38-Lot Residential Subdivision and Solar Field On Agenda For Next Cortlandville Planning Board Meeting

The Cortlandville Planning Board is scheduled to meet on Tuesday, August 29th at 6:30pm at the Raymond G. Thorpe Municipal Building on Terrace Road. One of the items expected to be discussed is Carson Power returning to the planning board with a revised proposal off of Blue Creek Road in the Town of Cortlandville.


Carson Power originally proposed a 12.5 Megawatt solar project that would be set nearly on 43 acres of wooded areas, and prime farmland. The Cortlandville Planning Board’s views towards this scale of a project weren’t as bright stressing the proposed solar project didn’t meet with the Town of Cortlandville’s Comprehensive Plan for the area, which is conservation and residential development.

This time, Carson Power listened to the board’s concerns and plans to submit a revised proposal. The revision will now include a 38-lot residential subdivision, and a 10 MW solar field that would be confined to the southwestern corner of the 113 acre property.

Renderings show the subdivision being connected at Ridgeview Avenue and Blue Creek Road with two side streets ending with a cul-de-sac. In a letter to the Cortlandville Planning Board, Carson Power said it appreciated the overall town’s goals from the 2021 Comprehensive Plan on responsible development and the preservation of natural resources and community character.

The company also said they are planning to submit the required applications for a conditional permit, which includes SEQRA determination, aquifer permit, prime agricultural land waiver, and other needed permits.
